Budget 0-20k CPU / MB for gaming and programming

My 6 year old Athlon finally gave up so I'm looking to get a new CPU and MB.

Primary purpose is programming but will look into upgrading the GPU later for gaming.

Budget is 20k but may be able to stretch it to 25k if there is a significant bump in performance.

Also my existing build contains GT 730, CM Elite 310 and Corsair VX450W

I'm assuming I don't need to upgrade either of these?

For GT 730, this PSU is good enough. But if you're gonna upgrade to something like GTX 970 or above, you will need to buy a new PSU, guess you're not that serious gamer.
You're using DDR3 or DDR2? If you're using DDR3, you may want to stick with Haswell to avoid buying new memory sticks. Thus saving some money.

If you're using DDR2 or ready to dump DDR3, you can go for Skylake
i5 6500 - 15000
Asus B150M Plus - 7750
Corsair Vengeance DDR4 8GB - 2600

Can you guys recommend a slightly cheaper motherboard? I can't find these in Mumbai for less than 8k and 6500 under 16k.
 
I have seen Primeabgb listed those around 15k and sub 8k. Local stores likely to offer better deal than Primeabgb, I assume. Try that, still you couldn't get it, you can go for H110 motherboard.

I have to decided to go with a DDR4 board as there's no point sticking to DDR3 as the ram sticks I have are budget ones anyway.

What do you guys think about MSI B150M PRO-VDH. It's slightly cheaper and has all DDR4 as well? Also there's MSI B150M MORTAR which is around the ASUS price.

Any significant difference between Mortar and the PRO?

the mortar board is targeting gamers while the Pro board is for workstations , i think there is a difference of 2k between these boards, with the pro being cheaper.

So if I'm not looking to add a second GPU, the Pro would be better, right?
 
cost wise, yes (I have the same pro board in my PC (MSI B150M PRO VDH))
The mortar also has a M2 slot, but i believe that this supports only wi-fi cards. (apart from LED lighting if you want to bling it up)

both boards are great, its up to your requirement to figure out what works for you.
